Metal Doors & Frames in Ottawa
Hollow-metal suite, stairwell and corridor doors and their frames refinished without taking a single door off its hinges.
A long corridor of scuffed, chipped steel doors is one of the quickest ways for a building to look older than it is. Hollow-metal doors and frames in condos, apartment buildings, offices and schools are built to last for decades, and structurally they usually do. What wears out is the paint: chipped at the latch edge, rubbed through at push height, gouged by carts, and brushed over so many times that the surface has gone lumpy.
Refinishing them electrostatically means every door stays on its hinges and every frame stays in the wall. The charge on the paint pulls it around the door edges and into the profiles of the frame, so the coat is consistent from face to edge without brush marks or runs. Suite entry doors, stairwell doors, service room doors and exterior steel doors can all be done, and a corridor can be brought back to one consistent colour even if its doors drifted into slightly different shades over the years.
Preparation on a door starts with cutting the grime and hand oils from the areas people touch most, then sanding down old drips and runs so they do not show through the new coat. Chips are feathered out and primed. Locks, closers, hinges, door viewers, unit numbers and the rating labels on fire doors are masked so they stay clean and readable, and the floor and walls are protected. Doors are posted while they set so people can still get through safely.
Capital Electrostatic refinishes metal doors and frames for condominium boards, landlords, offices and schools in Ottawa and the surrounding area. A walk down one typical corridor usually gives us enough to estimate the rest of the building.
Serving Ottawa, Almonte, Arnprior and surrounding area.
Can fire-rated doors be refinished?
The door and frame can be recoated, but the rating labels on them must stay uncovered and legible, so they are masked before any coating goes on and unmasked afterwards. Painting over a fire label is a common mistake in buildings that have been touched up by brush over the years.
Closers, latches and the gaps around the door are also kept clear, so the door still closes and latches the way it did before the work.
Do residents need to be home when their door is done?
Only if they want the inside face refinished as well. The corridor face is done from the hallway, and residents get notice of the day their door is scheduled so they know to leave it alone while it sets.
When a board decides to include the inside faces, we arrange a time with each unit, since the door needs to be open and the entry area covered while that side is prepared and coated.
